Frequently asked questions
What counts as a building?
A building is a single physical structure within your estate. If you manage a development with three separate blocks, that's three buildings. Sub-blocks within the same building (e.g., different entrances) are included at no extra cost.
Does it handle service charge accounting?
Yes — budgets against the lease's schedules, per-unit demands issued with the statutory summary of tenants' rights, an append-only ledger with arrears tracking, supplier invoices with budget vs actual, and year-end reconciliation with balancing demands. It does not take payments: demands are printed for posting and you record receipts as they arrive. Your team runs the money; once a demand is posted the leaseholder can view their own copy, but nothing is emailed. The statutory wording is the England version, so estates in Wales cannot raise demands.
What happens after the free trial?
After 45 days, your account enters read-only mode — you can still view everything, but new actions are paused until you add a payment method. No data is deleted.
Can I change the number of buildings later?
Yes. Your subscription adjusts automatically when you add or remove buildings. You're only charged for the buildings currently in your account.
Is there a long-term contract?
No. Block Guardian is month-to-month. You can cancel at any time and your account will remain active until the end of the billing period.
